Saves you money by preventing future leaks. Maintenance is cheaper than a leak repair and or a new roof. A single roof tile not in place shifted or missing will cause the underlayment to be deteriorated by the sun causing it to fail much quicker than it would be if it was protected by tiles. Maintenance is a fraction of the cost of a full roof replacement. Having maintenance done regularly is a good way to make sure that when something does happen the insurance can not claim that it was due to lack of maintenance.



Health Reasons


Mold is harmful and causes respiratory issues and the best thing to do is to prevent it from happening. Controlling moisture and fixing roof leaks promptly is the best way to do that. According to the CDC ``People with allergies may be more sensitive to molds. People with immune suppression or underlying lung disease are more susceptible to fungal infections. Individuals with chronic respiratory disease (e.g., chronic obstructive pulmonary disorder, asthma) may experience difficulty breathing. Individuals with immunosuppression are at increased risk for infection from molds. If you or your family members have these conditions, a qualified medical clinician should be consulted for diagnosis and treatment.”


Home Valuation


Pride of ownership can be seen from the curb side, a missing tile or shingle devalues the home. Having maintenance done prevents leaks and extends the life of the roof. It is always best to avoid leaks for many reasons including the fact that it is always evident that a repair has been done because of different materials available and different installer methods and preferences. This may not be obvious to homeowners but it is something inspectors look for when inspecting a home for sale. If there is evidence of a previous leak, it dates the roof letting the inspector know if it is not a new roof.
