Saves you money by preventing future leaks. Maintenance is cheaper than a leak repair and or a new roof. A single roof tile not in place shifted or missing will cause the underlayment to be deteriorated by the sun causing it to fail much quicker than it would be if it was protected by tiles. Maintenance is a fraction of the cost of a full roof replacement. Having maintenance done regularly is a good way to make sure that when something does happen the insurance can not claim that it was due to lack of maintenance.

Mold is harmful and causes respiratory issues and the best thing to do is to prevent it from happening. Controlling moisture and fixing roof leaks promptly is the best way to do that.
